Why large-format porcelain is unforgiving

Porcelain is the default floor in South Florida for good reasons — it is dense, effectively waterproof, indifferent to humidity and easy to live with. But the tiles have got dramatically bigger over the last decade, and a 24x48 plank exposes a floor's flatness in a way that a 12x12 never did.

The industry standard for large-format tile allows about 1/8 inch of variation over ten feet. Most South Florida slabs do not arrive anywhere near that. So the first day on a large-format job is usually not tiling at all: it is straightedging the room, grinding the humps and pouring self-levelling compound into the hollows. Skip that step and you get lippage — edges standing proud of each other, catching light, catching toes, and impossible to fix afterwards without pulling the floor.

Slab preparation is the job

We check every floor with a ten-foot straightedge before we quote, so the prep is priced honestly up front rather than appearing as a change order halfway through. Depending on what we find that means grinding, patching, or a self-levelling pour — and we tell you which, and why, before you commit.

Transitions, thresholds and stairs

Where the new floor meets carpet, a slider, a bathroom or an existing floor at a different height, we use proper metal or stone profiles rather than a smear of grout. Where it runs onto stairs, we use bullnose or stair-nose pieces so the edge is finished and safe.

FAQ

Common questions

Porcelain is fired denser and absorbs less than 0.5 percent water, which makes it harder, more durable and safe for outdoor and wet areas. Ceramic is softer, easier to cut and cheaper, and is perfectly good on walls and in lower-traffic interior rooms. In South Florida we recommend porcelain for almost all floors.

The good ones do, at normal viewing distance — and unlike wood they do not care about humidity, water or a dog. The single biggest factor is the offset: planks laid at a 50 percent offset show lippage badly because plank tiles crown slightly in the middle. We lay them at a one-third offset, which is what the manufacturers themselves recommend.

Yes, with the right build-up — an uncoupling membrane or cement board over a stiff enough subfloor. It is less common in South Florida where most homes are on slab, but we do it and we do it correctly.

With rectified tile on a properly prepared floor, joints of around 1/16 to 1/8 inch are achievable. On non-rectified tile the joint has to be wider to absorb size variation between tiles. Anyone promising hairline joints on non-rectified tile is setting you up for a wavy floor.

Yes, we handle moving normal furniture and appliances as part of the job. Very large or fragile items — pianos, aquariums, art — we will ask you to arrange separately.
